Prepping your home for the market can make a big impact on your bottom line. But not all projects and ‘updates’ are created equal. Here’s our list of the Top 5 most valuable places to spend your time, money and effort.

1). LANDSCAPING OUT FRONT

This is generally very cost effective to do, and has one of the highest rates of return. Freshen mulch, trim dead branches/limbs, plant bright flowers, weed whip grass edges/sidewalk cracks, etc.

2). FRESH COAT OF PAINT ON THE FRONT DOOR

When buyers come through for a showing, the buyer’s agent needs to get the key out of the lockbox. So they will be bent over, fiddling with the lockbox, while the buyers stare at the front door. Having it be fresh, crisp & cheery gets them excited to see what’s inside!

3). FRESH PAINT ON TIRED WALLS (INSIDE)

Use a coat of paint to cover up dirty or tired walls, or to put a pop of a trendy color in a room. Paint instantly ‘updates’ with very little time or money!

4). IT’S THE SMALL THINGS

A bathroom can look radically refreshed with a shiny new shower head, and a clean shower curtain (remove the clear plastic one for showings and photos). Remove plungers, toilet bowl cleaners, and trash cans for the photos.

5). A GOOD DEEP CLEAN & SCRUB

Having your home not just tidy, but deep down clean (think, the tops of fan blades, tops of trim, grout, windows, etc.) is one of the easiest things you can do to help buyers feel attracted to your home! If you don’t like cleaning, or don’t have the time - it’s worth every penny to hire a cleaner.
