top 10 selling hacks & why you need a basket
1) PUT OUT CANDY
Have a Candy Bowl out with individually wrapped candies. Buyers tend to linger when they’re eating, and the longer buyers spend in the home, the more they actually are considering it to purchase.
2) KEEP A BASKET ON HAND - even a laundry basket will do!
Keep an empty basket on hand for showings. When you need to leave for a showing, you can quickly put the mail on your kitchen counter, the dog bowl, and your laptop on the dining room table in the basket, and put it all in the car - for a quick clean-up!
3) INVEST IN AN ENTRY MAT
Have a large entry mat for shoes at the front door. You want to make it easy for folks to take off their shoes and keep your house clean.
4) LEAVE A LIGHT ON
If there aren’t overhead lights in any of your rooms, leave a lamp on so buyers don’t have to search for a way to see.
5) MAKE A LIST OF THINGS YOU LOVE
Leave a brief note on the kitchen counter, with a bullet point list of things you love about the home. Not only does this provide buyers with new insight, it keeps them lingering (see number 1).
6) PUT THE AIR FRESHENERS AWAY
Do not use air fresheners or other unnecessary aromas. Buyers with chemical sensitivities will walk in and turn around and walk back out. You obviously don’t want bad smells, or strong pet smells when you’re selling - and for some, air freshener smell is even worse. Additionally, it makes folks wonder what smells are being ‘masked’.
7) USE FRAGRANCE-FREE CLEANING PRODUCTS
Same goes for cleaning products - use mild, natural, or no-scent cleaning products.
8) TAKE OUT THE TRASH
Take out the trash (including bathrooms), for every showing.
9) LEAVE EARLY
Leave 15 minutes before the showing window starts, to avoid rush, and stress. You don’t want to be home when the buyer is there, because then it feels like your home, and you want it to feel like it’s theirs.
10) OPEN UP THE HOUSE
Do a quick run through of the house and open every curtain/shade/blind - and turn every light on (yes, actually all of them). Even in the daytime. Light sells homes!
